The 3 ChatGPT Prompts That Helped Me Overcome Challenges in Real Estate Marketing

I want to share a candid reflection on my recent experiences with marketing and posting strategies. There was a moment last week when I contemplated abandoning my marketing efforts—not because I lacked faith in their potential, but because the pressures of managing all aspects of this business can sometimes feel overwhelming, particularly in the face of disappointment.

We were set to launch our podcast, a project to which I devoted significant time and resources. After investing over $3,000, the individual I hired unexpectedly ceased communication. Fortunately, they eventually reached out and issued a refund, but the emotional toll on my confidence was profound.

As a real estate agent, you can likely relate. One minute you may be negotiating roof repairs, and the next, you're tasked with creating a social media reel, writing captions, preparing listing presentations, and generating engaging content for Instagram—all at once. Instead of getting overwhelmed, I paused, reflected, and sought assistance from ChatGPT. This is not an advertisement for AI—these are genuine prompts I utilized during a challenging week that significantly transformed my approach to marketing, content creation, and mindset.

HINT: At the END of this blog I give you copy and paste, high quality prompts. I can't wait to hear how it works for you!

Back to my story...

“What Should I Do Now?”

After putting considerable effort into my first two podcast episodes, I was uncertain about my next steps. So, I typed the question, "What Should I Do Now?"

The response from ChatGPT was incredibly affirming: “Let’s Reframe: From Disappointment to Redirection. What if this wasn’t a dead end, but rather a divine detour? You didn’t lose momentum; you gained clarity. You developed an introduction, articulated your brand voice, outlined future episodes, and received valuable feedback. You now recognize how important this podcast is to you and how ready you are to serve your audience.”

This perspective was precisely what I needed to regain my footing. My foundation has strengthened, and I’m confident that we will launch with renewed vigor!

A pivotal takeaway from our exchange was: “Live Legacy Now is built not by those who give up when faced with challenges, but by those willing to pivot. Let's go.”

“What Do Most Real Estate Agents Get Wrong When Marketing Themselves Online?”

In the past, I have used ChatGPT to refine my marketing strategy. I asked: What do most real estate agents get wrong when marketing themselves online? This is a common query, and the insights were revealing. Many agents focus heavily on showcasing properties instead of emphasizing their own personal brand. The objective isn't merely to inform; it's to forge connections. I took a moment to reflect: What emotions do I wish to evoke through my content? My business thrives on relationships, referrals, repeat clients, and legacy-building. It’s essential to consider what underpins your business. Are you engaging your audience authentically, or hiding behind generic "Just Listed" and "Price Reduced" posts that mirror everyone else’s?

Key Insight: If your audience cannot see your genuine self, they are unlikely to remember you. Effective marketing is rooted in authenticity, consistency, and human connection.

“Help Me Create a Weekly Content Plan That Feels Personal, Not Robotic, While Still Driving Real Estate Leads.”

One of the best prompts I used was: Help me create a weekly content plan that feels persona, not rotoic, while still driving real estate leads. This prompt proved transformative. I was weary of generic content calendars that didn't resonate with my target market or reflect my unique voice. The current real estate landscape is drastically different from what it was when I started 24 years ago, making the situation feel daunting.

ChatGPT posed a few follow-up questions regarding my ideal client, the types of listings I typically handle, and my preferred tone. It subsequently proposed a weekly layout that genuinely represented me. My Chief Content Officer and I refined this plan over the past four months, establishing a rhythm

ChatGPT suggested this weekly marketing rhythm:

Monday: Motivation and Blog Post
Tuesday: Training Tip Tuesday/Agent Spotlights
Wednesday: YouTube Long Form and Client Reviews
Thursday: Flexible content day; Jenn present with her grandson
Friday: Fun Day
Saturday: Fitness
Sunday Night: Monthly Book Club Blog Post (first Sunday of the month, 8 PM)This approach has proven effective for us!

ChatGPT suggested this weekly video schedule:

Monday: “Behind the Sign” — Share a story from a recent client.
Tuesday: “Training Tip” — A quick video tip for buyers or sellers.
Thursday: Neighborhood Feature or Local Spotlight.
Friday: A personal anecdote or “Friday Funny” (because humor builds trust).Incorporating real-life experiences, such as the challenges faced by the Beatty family during inspections, has made our content resonate more deeply. One such story was transformed into a long-form YouTube video that exceeded performance expectations because it was relatable.

Audiences Crave Authenticity over Perfection

When refining or creating your marketing strategy it is important to remember that audiences do not seek perfection. Instead, they desire authenticity and connection with real individuals in real estate. A weekly content plan that reflects your voice fosters consistency and drives conversions.

At this stage of my career, I seek not just success but significance. I want individuals to associate Legacy Realty Advisors with education, care, and exemplary service. Because of my well-designed prompts to ChatGPT, the response received mirrored my aspirations:

  • Share more stories—client experiences, neighborhood transformations, and personal challenges (check!).

  • Act as a resource—address common questions that potential clients might search online before contacting an agent.

  • Maintain visibility—consistently show your face, even on challenging days.

  • Offer assistance without expectation—always prioritize giving value first.

Trust is built gradually, through small, meaningful interactions. Your next client may not need a list of ten selling tips; they may simply need assurance that you understand their journey and are there to support them.

The Legendary Thought Shift

After refining our content rhythm and seeing results, I became curious about why these specific prompts worked so well. Why was I able to gain so much clarity and direction with AI? That’s when I realized the true magic wasn’t just in the answers—it was in how I asked the questions!

AI Prompts to make AI Think Like a Partner Instead of a Content Machine

Prompts typed into AI are just structured curiosity. As an agent (or business professional), you already know what you want. So, you must translate it into the kind of language that makes the AI slow down and think it through.

Did you know there is even a GPT for giving you a perfect prompt? AI can be such a great tool and there are so many facets.

If you look closely at our perfect prompt formula, each prompt is just:

  1. Who the AI should be (so it has context).

  2. What you want (the tangible result).

  3. How you want it delivered (tone, format, constraints).

  4. Then a safety net (“ask me questions first”) to keep it from running off in the wrong direction.

Once you start seeing those layers, you’ll start writing your own “perfect prompts” without effort.

The best AI prompt structure for real estate agents

PROMPT 1 {COPY & PASTE}

You are a real estate branding and marketing strategist with expertise in helping agents grow their business through authentic, trust-based content.

Develop a comprehensive personal marketing and business strategy for me as a real estate agent. The plan should:

  • Focus on building a recognizable personal brand and loyal local following.

  • Emphasize human connection, storytelling, and credibility rather than only promoting listings.

  • Include a detailed strategy for:

    1. Content marketing (social media, video, email, community outreach)

    2. Tone and brand voice (how I should sound and connect with people)

    3. Client relationship building (trust, referrals, repeat business)

    4. Lead generation and conversion (online + offline methods)

    5. Local authority building (how to become the “go-to” agent in my area)

  • Provide examples of content types, campaign ideas, and posting cadence.

  • Avoid generic “just listed” or “sold” content — instead, suggest creative ways to show expertise, personality, and community involvement.

At the end, summarize the overall positioning statement for my brand and a 30-day action plan to start implementing this strategy.

Ask me any clarifying questions first (such as my target market, style, or goals) before producing the final plan.

Prompt 2 {COPY & PASTE}

You are a real estate marketing strategist and content coach.

Help me design a weekly content plan that feels personal, conversational, and story-driven — not robotic or overly polished — while still generating qualified real estate leads.

Include:

  • 5–7 post ideas per week across 2–3 platforms (e.g., Instagram, Facebook, email, or video).

  • A mix of trust-building, educational, and call-to-action content.

  • Example captions or hooks written in a warm, authentic tone.

  • Guidance on frequency, format, and how to track engagement or leads.

Avoid generic “just listed/sold” posts. Focus on connecting through personality, community insight, and useful value.

Ask me questions about my market, ideal client, and personal style before finalizing the plan.

PROMPT 3 {COPY & PASTE}

Act as a real estate marketing strategist specializing in short-form content for local agents.

Generate five fresh, timely video ideas that position me as a trusted local expert in Tulsa real estate. Each idea should:

  • Align with current trending sounds or topics on TikTok and Instagram.

  • Reflect a knowledgeable, approachable, and trustworthy brand voice.

  • Highlight Tulsa-specific insights, such as neighborhoods, market shifts, or lifestyle appeal.

  • Include a brief explanation of why each idea builds authority and engagement.

Before generating ideas, ask 2–3 quick clarifying questions to ensure your suggestions fit my:

  • Brand tone (e.g., friendly neighbor vs. data-driven pro)

  • Primary platform focus (e.g., TikTok, Reels, or YouTube Shorts)

  • Audience type (e.g., first-time buyers, investors, or relocators)

If any part of the request is unclear, propose assumptions you’ll make and confirm them before finalizing the ideas.

Final Thoughts

Navigating the complexities of marketing can be overwhelming, but I encourage you to utilize all available resources and ask critical questions. You may discover that better inquiries lead to breakthroughs or, at the very least, provide clarity amidst the difficulties of real estate marketing. If you’re a fellow agent feeling fatigued or uninspired, consider pausing to ask more thoughtful questions and allowing curiosity to guide you.
