The Tulsa Open House That Became My Forever Home

Lesson #2 From My First 50 Years in Real Estate

Two stories tall, with a slide, monkey bars, and a balance beam. My daughter was one year old. We were not even house hunting. We had just stopped at an open house sign after church, and the moment I saw it, I thought: "Oh, this is our house."

Twenty-five years later, I am still living there.

This month I am turning 50, and I have been reflecting on the homes that shaped my life, my family, and eventually my career. As a Tulsa Realtor and Managing Broker of Legacy Realty Advisors, I have helped hundreds of families navigate buying and selling in the Tulsa real estate market. My own story started much earlier, with a few ordinary moments that turned into life-changing ones.

In the first article of this series, I shared how an open house introduced me to the idea that buying a home in Tulsa might actually be possible. The second house I ever bought taught me a completely different lesson.


How did Jennifer Mount find the house she still lives in today?

It started with a Sunday open house sign she almost drove past.

Once again, it was a Sunday afternoon after church. My son was 11 years old, and my daughter was just one year old. Our family had recently welcomed a new baby, and that season of life had already started shifting the way we thought about space, routine, and home.

In real estate, a move is often connected to a major life change. A growing family is one of the most common reasons Tulsa buyers start looking for something different. That was true for us too.

We were not house hunting that day. We simply saw an open house sign and decided to stop in. That small decision changed everything. As we pulled into the driveway and drove toward the back of the property, I saw it immediately.

Twenty-five years later, I am still living there.


Why is home buying so emotional for buyers?

One detail can make a house feel like yours before you ever expect it.

Buyers connect with a home through one emotional moment, one feature, one feeling, one detail they cannot stop thinking about. The logical checklist matters, and so does the moment a house stops feeling like a house and starts feeling like yours.

For me, that detail was the playhouse.

That is one reason presentation matters so much when selling a home in Tulsa. Buyers do not fall in love because of square footage math or a list of upgrades. They fall in love because a home feels memorable. Because it is easy to imagine their family there. Because one feature makes it stick.

That is also why open houses can be powerful. They create space for buyers to experience a home in real time, without rushing, and sometimes that changes everything.

What did this Tulsa FSBO home teach about negotiation?

What felt like generosity was actually a pricing strategy in disguise.

The home was advertised on a flyer for $149,000. Then the sellers told us they would sell it to us for $137,500 because they liked us. At the time, we thought we had met the nicest people in the world.

What we did not understand yet was that the home was a For Sale By Owner property.

Looking back, it became much clearer. They had priced the home higher in part because there was no agent involved, and they were accounting for what a commission structure might have looked like in a different setup. The lower number felt personal to us in the moment, but it was really part of their pricing strategy.

That experience stayed with me.

It showed me how easy it is for buyers to misunderstand what is happening in a negotiation when they do not have context. It also showed me how valuable representation can be, especially when pricing, concessions, or terms start shifting.

Today, most buyers and sellers still choose professional representation. NAR reported that in the 2025 Profile of Home Buyers and Sellers, 88% of buyers and 91% of sellers used an agent.

That number makes sense to me. Real estate is full of moments that look simple on the surface and carry more meaning underneath.

What extras in a home sale are often negotiable?

More than most buyers realize, and asking starts with knowing what is on the table.

The sellers offered to include the refrigerator, washer, and dryer. We thought they were being incredibly generous. Later, I realized those kinds of items are often part of a larger negotiation conversation.

They also offered to pay half of our closing costs, and we had not even asked.

At the time, we were inexperienced buyers. We were grateful, excited, and probably a little clueless. Thankfully, everything worked out beautifully. Still, that experience shaped the way I guide buyers today.

Many buyers do not realize how many parts of a transaction may have room for discussion. Appliances, repairs, closing costs, timelines, possession terms, and other contract details tied to the seller's situation are all worth understanding before you move forward. Good representation helps buyers know what is customary, what is flexible, and what needs a closer look.


Why do open houses still matter for Realtors?

Because one open house can change the entire direction of a buyer's life.

Open houses work. My own real estate journey can be traced back to walking into one. That is not theory for me. That is personal history.

It feels like proof that the smallest decisions can shape an entire life.

Twenty-five years later, I can sit in the same living room, look at the same fireplace, and remember how randomly it all seemed to begin. A storm may be moving across Tulsa outside, but inside this house there are years of birthdays, holidays, laughter, heartbreak, growth, and ordinary life that became extraordinary simply because we followed an open house sign one Sunday afternoon.

That is one of the reasons I love real estate.

A house can be a transaction on paper. It can also become the backdrop for a lifetime.
