There Are No Spare Customers. Tillman Fertitta's Business Truths Every Tulsa Entrepreneur Needs to Hear.

Published: October 2026 | By Jennifer Mount, Legacy Realty Advisors – Tulsa, OK

I started Shut Up and Listen by Tillman Fertitta on August 27th and finished it on October 1st. That pace tells you something. This is not a book that grabbed me by the collar and refused to let go the way some reads do. But it is one I kept coming back to, kept marking up, and kept thinking about in the middle of real transactions with real clients and real decisions about where Legacy Realty Advisors is headed for the rest of this year.

Tillman Fertitta is the owner of the Houston Rockets and the founder of Landry's Inc., one of the largest restaurant and hospitality companies in the country. He built a multi-billion dollar empire from a single restaurant, and this book is his attempt to transfer what he learned along the way to anyone willing to sit down, stop making excuses, and actually listen.

I want to share my honest reaction to it — including the parts that made me look directly at my own numbers and make some hard decisions. Because the best business books are not the ones that make you feel good. They are the ones that make you do something differently.

The 95-5 Rule Every Tulsa Business Owner Needs to Apply Right Now

The single most important framework in this book is something Fertitta calls the 95-5 rule.

Ninety-five percent of your business might be operating just fine. But your job as a leader is to actively seek out the five percent that is not. Not wait for it to surface. Not hope someone will tell you about it. Go find it. Because that five percent, left unexamined, is where complacency takes root and eventually costs you everything you built.

I read that and immediately looked at our team numbers at Legacy Realty Advisors.

Our team goal for 2026 is 28.7 million in production. As of early October, we are at just over 13 million with 47 closed transactions. That means we have four months to close 53 more transactions totaling approximately 15.6 million. That is a significant gap. And I could tell you a dozen reasons why - market conditions, interest rates, inventory, staffing transitions - and every single one of those reasons would be true. Fertitta's book made me put every one of them down and just look at the number.

Here is what I also know. My personal production this year is 34 transactions for $7.558 million through early October. In all of 2025, I closed 30 transactions for $6.2 million. I have already beaten last year's full year production in both volume and transactions with three months still to go. That is not a failing year. That is growth.

But Fertitta's 95-5 rule does not let you hide inside the good numbers. It asks you to find the gap and close it. And the team gap is real. So fourth quarter at Legacy Realty Advisors is going to look different. Less spending. More focus. Tighter execution. The podcast is on pause. We are going back to basics and we are going to finish this year with everything we have.

That is the 95-5 rule in action.

Perspective Is Everything

This is the line from the book that has stayed with me longest, and I think about it almost every day.

When things are bad, we often forget they are going to get good again. And when things are good, we often forget they are going to get bad again. We need to be prepared for both.

I have lived this. Every version of it.

I have had years in Tulsa real estate where everything was working and I could not imagine it slowing down. And then it did. I have had years where I could not see how things were going to turn around. And then they did. The market has humbled me and surprised me more times than I can count in 25 years.

What Fertitta is really talking about is the discipline of maintaining perspective regardless of which direction the wind is blowing. Not getting so high when things are great that you stop doing the things that made them great. Not getting so low when things are hard that you forget the track record and the capability that got you this far.

Never let current struggles cloud your past success. Keep going, even when giving up might be the obvious answer.

That sentence is not about real estate. That is a life principle. That is the thing I have had to practice in the hardest seasons of my life, not just the hard quarters of my business. And reading it from someone who built a billion dollar company by refusing to let the hard years define the trajectory — that is worth the price of the book right there.

There Are No Spare Customers

Fertitta built Landry's by treating every single guest as if they were the only guest. Not as a philosophy. As survival. Every person who walks through your door chose you. They drove past competitors. They spent their time and their money and their trust on the experience you promised them.

In Tulsa real estate, the stakes are even higher than a restaurant. A buyer or seller choosing Legacy Realty Advisors is not choosing a meal. They are choosing someone to guide them through one of the largest financial decisions of their life. There is no version of that relationship where any client is interchangeable.

I have built this business almost entirely on referrals. Every referral I have ever received traces back to a transaction where someone felt genuinely cared for. Not processed. Not moved through a pipeline. Actually seen and heard and protected.

The more services you offer, the more customers you can attract, Fertitta writes. At Legacy Realty Advisors that means being the place where buyers, sellers, investors, tenants, and landlords can all find what they need. Legacy Realty Advisors for sales. Legacy Leasing Solutions for property management. Legacy Realty University for agent education. Every service we add is another door someone can walk through. And every person who walks through any one of those doors deserves to feel like the only one there.

That is not a standard I am willing to lower. Not in a hard quarter. Not ever.

Who You Have Around You and How You Lead Them

Fertitta is direct about team building in a way that reinforces everything I have read this year.

Who you have around you is everything. Do not hire people just like you. Hire people who complement your gaps, who see what you miss, who will tell you the truth when you need to hear it. And then lead them by example — not by posting values on a wall but by showing up the way you expect them to show up, every single day, in ways they can actually see.

He also makes a point about never making excuses and always following through that I want to say plainly: this is the thing that separates the agents and leaders who build lasting careers from the ones who flame out. Not talent. Not market conditions. Follow through. Do what you said you were going to do, when you said you were going to do it, even when it is inconvenient.

That standard has to start at the top. If the Managing Broker makes excuses, the agents make excuses. If the Managing Broker follows through on every commitment, the culture reflects it. Leadership is not a speech. It is a daily set of choices that everyone around you is watching whether they say so or not.

Stay Hungry. Never Stop Growing.

The last idea I want to pull from this book is the one that feels most like a personal charge.

Fertitta writes that flowers grow where you plant seeds. Stay hungry. Never stop chasing growth. Because the more you grow, the more your business grows. The more your business grows, the more impact you can have on other people.

That last part is the one that matters most to me. The growth is not the point. The impact is the point. Growth is just what gives you more capacity to create it.

I am in real estate because I genuinely believe that homeownership changes lives and builds generational wealth for Tulsa families. I run Legacy Leasing Solutions because I believe that good property management gives landlords peace of mind and gives tenants a path toward becoming homeowners themselves. I founded the Tyler Glenn Beatty Rainbow Relief Fund because I believe that purpose is produced even through the deepest loss. Every bit of growth at Legacy Realty Advisors is in service of those things.

Fertitta would recognize that orientation. He built a company that employs tens of thousands of people and serves millions of guests because he never stopped asking how to do more, reach more, and build something bigger. Not for the trophy. For the impact.

Be focused but flexible. Embrace change before it forces your hand. Keep things short and to the point. Be a good listener. And when things get hard in the fourth quarter of a year that has not gone exactly as planned, go back to the fundamentals that built what you have, apply them with fresh urgency, and keep going.

Even when giving up might seem like the obvious answer.

FAQ

What is the 95-5 rule in business and how does it apply to Tulsa real estate?

The 95-5 rule means that even when 95 percent of your business is running well, your job as a leader is to actively find and fix the five percent that is not.

Tillman Fertitta developed this principle running one of the largest hospitality companies in the country, and it applies directly to any Tulsa real estate professional or small business owner. Complacency sets in when we focus only on what is working and avoid looking honestly at what is not. The agents and brokerages that sustain growth over time are the ones that regularly audit their own performance, identify the gaps, and close them before those gaps become crises.

How does perspective help Tulsa entrepreneurs navigate hard markets and slow quarters?

Maintaining perspective means remembering that bad periods end and good periods require continued discipline — and preparing your business for both without letting either one distort your judgment.

The Tulsa real estate market cycles. Interest rates shift. Inventory tightens and loosens. Buyer and seller confidence rises and falls. The professionals who build lasting careers are the ones who do not get reckless when things are great or defeated when things are hard. They hold perspective in both directions and keep doing the fundamentals that produce results regardless of the conditions around them.

Why is follow-through the most underrated skill in Tulsa real estate?

Follow-through is what converts trust into loyalty, and loyalty into referrals — and referrals are the foundation of every sustainable real estate career in Tulsa.

Buyers and sellers in Tulsa have more options than ever when choosing a real estate professional. What differentiates the agents who build 25-year careers from the ones who flame out in three is not talent or market knowledge alone. It is the consistent, unglamorous discipline of doing exactly what you said you were going to do, when you said you were going to do it, in every interaction with every client regardless of what else is happening in your business.

3-2-1 Takeaway

Education without implementation is only entertainment. Here is what leaves with you today.

3 Things to Remember

  • The 95-5 rule means your job as a leader is never to celebrate the 95 percent that is working — it is to find and fix the five percent that is not, before complacency turns it into something bigger

  • Perspective is a discipline, not a feeling — when things are bad, remember they will get good again; when things are good, prepare for when they will not be; and never let current struggles cloud the track record and capability you have already built

  • There are no spare customers — every buyer, seller, tenant, and referral partner who chooses to work with you made that choice deliberately, and your job is to honor it completely every single time

2 Questions Worth Asking

  • If I applied the 95-5 rule to my business or my career right now, what is the five percent I have been avoiding looking at honestly

  • Am I letting a hard quarter or a hard season cloud my perspective on what I have already built and what I am still capable of building

1 Thing to Do Next

Pick up Shut Up and Listen by Tillman Fertitta. Read it with a highlighter and a willingness to be honest about where complacency has crept in and where your perspective needs recalibrating.
