While everyone talks about Midtown, Brookside, or South Tulsa, some of the most livable, lovable spots in Tulsa are the ones locals hope you don’t find out about. Until now.

Nestled near the University of Tulsa, Braden Park is one of those places you could drive past a dozen times without realizing the magic happening just a few blocks in. Anchored by a namesake park filled with ducks, trees, and a quiet walking loop, the neighborhood feels like a peaceful pocket in the middle of the city.
What you’ll find: Classic mid-century homes, 1940s bungalows, and some affordable fixer-uppers
Price point: Many homes hover in the low $200Ks, though renovated ones can push into the $300K range
Local perks: Walkability to Mother Road Market, top coffee shops, and TU
Vibe: Creative, quiet, and quirky. A favorite among artists, professors, and young families
Why locals love it: It’s one of the last areas inside the IDL (Inner Dispersal Loop) that hasn’t been completely gentrified. You still see people walking their dogs, chatting on porches, and waving at neighbors by name.

Why locals love it: It’s one of the few neighborhoods where you can still find a solid 2,000+ sq ft home on a large lot for around $350,000. Plus, the neighbors take pride in their homes and there’s a sense of community that’s hard to replicate—making it one of the best neighborhoods in Tulsa for families looking to put down roots.
Local tip: Watch for homes with original hardwoods and big-ticket updates (like new HVACs and roofs). These move quickly. There is also a flood of people “needing” this style of home as we approach what is being called the Silver Tsunami (the largest group of individuals entering retirement age in the history of the US). The homes in this neighborhood are typically one level, making it very attractive for retirement-age people.

Designed by architect Donald Honn, the neighborhood was originally a vision of affordable modern living with sleek lines, open floor plans, and lots of natural light.
What you’ll find: Authentic mid-century modern homes, many with original details
Price point: $200K–$325K depending on updates and square footage
Location perks: Close to TU, Expo Square, and quick access to highways
Vibe: Retro-chic meets quiet suburb. Beloved by architecture buffs and vintage lovers
Why locals love it: Lortondale has a true community feel where the neighbors know each other, the architecture is protected by active preservation efforts, and you’re just a few minutes from Midtown hotspots without paying Midtown prices.
Local tip: Homes here can be tricky to find since many sell through word of mouth or quickly after hitting the market. If you love Mad Men vibes with Tulsa charm, get your pre-approval ready. Also, this may not be ideal for remote workers as some of the homes are in their original condition… but if you find one that is updated and this is your vibe… watch out, because there could—and most likely will—be a bidding war.
