The Tulsa market slowed significantly in early 2026. It is now recovering faster than most sellers realize.

Earlier this year, the median days on market in Tulsa peaked at approximately 53 days. Sellers were sitting longer. Price reductions were more common. The urgency that defined the 2021 and 2022 market had largely evaporated and sellers who listed without proper preparation were feeling it.

That peak is behind us.

As of August 20, median days on market have dropped sharply back to approximately 26 days. That is nearly a 50 percent reduction from the peak in just a few months. Buyer activity is picking back up heading into fall, and the sellers who are coming to market prepared and priced correctly are finding that the market is responding again.

The 2531 E 56th Street listing in my neighborhood is the local proof. A fully updated home listed at $190 per square foot in a neighborhood averaging $142 per square foot. Pending in seven days. That kind of result does not happen in a 53-day market. It happens in the market we are entering right now.


What Your Home Is Worth Right Now

Median Sales Price: Approximately $275,000 and Rising

Tulsa home values have risen from approximately $210,000 in January 2023 to approximately $275,000 today, a gain of roughly 31% in three and a half years.

If you purchased your home more than three years ago, you have likely built more equity than you realize. The median sales price chart from our MLS shows a clear upward trend with the most recent months sitting at the highest point in the entire three-year data window.

That means sellers who list in September are doing so at a moment when Tulsa home values are near their strongest point in recent history. That is not a coincidence worth ignoring.

The question worth asking is not whether the market is good. It clearly is. The question is whether your home is positioned to capture the premium that prepared, well-priced homes in this market are achieving, or whether it falls into the category that is still sitting longer and selling for less.


What the Inventory Picture Means for Your Negotiating Position

Months Supply of Homes for Sale: 4.0 Months

A balanced market requires 5 to 6 months of supply. At 4.0 months, Tulsa still favors sellers, but the days of listing without preparation and expecting multiple offers are largely behind us.

In January 2023, Tulsa had approximately 2.3 months of supply, one of the tightest seller's markets in recent memory. Inventory expanded through 2024 and peaked at approximately 4.5 months before pulling back to the current 4.0. That pullback, combined with the sharp drop in days on market, tells me that buyer demand has absorbed much of the inventory that built up during the slower period.

For you as a seller, 4.0 months of supply means you still have the upper hand in negotiations. It also means buyers have enough options that your home needs to earn attention rather than simply appearing on the market and expecting offers to follow.

The sellers who are winning right now are the ones who have done the work before they list. Updated homes in desirable Tulsa neighborhoods are moving in days. Unupdated homes priced at the same level are sitting at 53 days. The market is not treating all sellers equally right now. It is rewarding preparation with speed and price, and punishing the lack of it with time and reductions.

I have sold more homes in the fall than in any other season across 25 years in this market. That is not an accident and it is not luck.

When school starts in August, buyers who spent the summer distracted get serious. They have a deadline now. Families who need to be settled, people who have been putting off a move all summer, buyers who got fully underwritten with their lender in August and are now ready to act. All of them come into the market at roughly the same time heading into September and October.

That concentration of motivated, deadline-driven buyers is exactly the audience a prepared seller wants to be in front of. And with days on market dropping and inventory stabilizing below the balanced market threshold, the fall window in Tulsa looks more favorable for sellers right now than it has in the last two years.

The homes sitting at 30, 40, and 50 days almost always have the opposite problem in at least one of those three areas.

Waiting until spring means competing with significantly more sellers in a more crowded market, and there is no guarantee that prices will be meaningfully higher six months from now than they are today.

Tulsa's median price is currently at a three-and-a-half-year high. Waiting assumes prices will continue rising and that the spring market will be stronger than the fall market. Neither of those assumptions is guaranteed. What is guaranteed is that sellers who list in fall face less competition from other listings than sellers who list in spring when everyone else has the same idea at the same time.
