What 25 Years in Tulsa Real Estate Has Taught Me About Growth
I have sat in roughly thirty real estate conferences over the last twenty five years. I know what a good one feels like walking in, and I usually know by lunch on day one whether it will actually change anything for me.

Tom Ferry's Success Summit in Anaheim this August did something none of the other thirty quite managed. It hit differently, and I have spent the week since trying to figure out why.
Part of it was the trip itself. I flew out with Sarah Hoffman, our Director of Business Development and a newly licensed Realtor here at Legacy, and three days of conference rooms and late dinners will teach you more about how someone thinks than months of office hallway conversations ever could. Before the summit even started, I got a beach day in Seal Beach with my best friend Amy and her family, including meeting her children for the first time. There is something about sand and sunburn and old friendship that resets you before you walk into a ballroom full of agents comparing notes on lead pillars. I needed that reset more than I realized.
The Room I Didn't Expect to Need
There is a version of this business where you close deals, manage your listings, answer your phone, and never sit in a room with anyone else who takes it as seriously as you do.
I have lived in that version plenty of years. What struck me in Anaheim was simpler than any slide on the screen. It was just being surrounded by people who were not asking whether this work matters, only how to do it better. That energy is contagious in a way that spreadsheets are not.
Tom Ferry's team laid out a framework on day one that I have not stopped thinking about. Your website is the hub. Every other platform, whether it is Google, ChatGPT, Claude, Gemini, Perplexity, Zillow, Realtor.com, HomeLight, LinkedIn, Reddit, or Yelp, feeds authority back to that one central place. The more platforms that validate your content, the stronger your own site becomes in the eyes of both search engines and AI tools. I have believed in this for years, mostly by instinct. Hearing it laid out as a formal strategy, with a room full of top producers nodding along, confirmed it was not just my own stubbornness talking.
They also broke down the four Google tools every agent's website actually needs: Search Console for index health, Analytics for understanding who is showing up and what they do once they arrive, Google Business Profile for how you appear on maps and local search, and Lighthouse for an honest audit of speed and accessibility. Most agents I know have zero of these set up correctly. We are working on all four here at Legacy right now.
The Number That Made Me Sit Up
One slide stopped the whole room cold. It tracked the median monthly mortgage payment over the decades. In 1985 it sat around $716. By 2000 it had crept to $988. In 2021 it was still a manageable $1,285. Then in 2022 it jumped to $1,932, and by 2023 it landed at $2,227. That is nearly double in two years, after holding relatively steady for close to two decades before that.
I sell homes in Tulsa, Bixby, Jenks, Broken Arrow, and Owasso, and I talk to buyers every week who feel like something is wrong with them because the math feels harder than it did for their parents. It is not them. The math actually changed, dramatically, and recently. That number is going to shape how I explain affordability to every buyer I sit down with from here forward.
Identity, Value, Trust, Authority
Day two shifted from marketing mechanics into something closer to a mirror. The session on identity and authority laid out five things that separate high performers from everyone else: natural talent, work ethic and craft, a different perspective, a better process, and the humility to hire people who compensate for where you are weak. Nobody has your exact story, and your God given talents are the one competitive advantage nobody can copy.

The line that stuck with me most was this. Identity leads to value. Value leads to trust. Trust leads to authority. And income, in the end, is proportionate to the value you actually bring. It sounds simple written out like that, but simple is not the same as easy. I have spent twenty five years building an identity in this market one transaction, one hard conversation, and one kept promise at a time. Anaheim reminded me that the work is never finished, it just keeps compounding.
They also handed out a high performer daily checklist that our team has already turned into a branded document for our own use: a real morning routine, checking market intelligence like hot sheets and interest rates, team role play on objection handling, working the CRM through dedicated hours of power, completing every follow up, posting on all channels, checking in with the transaction coordinator, and getting in front of people through actual appointments every single day. Nothing on that list is new information. What was new was seeing it lived out by people doing hundreds of transactions a year.
Where That Leaves Legacy Right Now
I left Anaheim with a clearer number in front of me too. Year to date, I have personally closed 31 transactions, and Legacy Realty Advisors as a team has closed 42. Last year I closed 30 personally and the team closed 86. Numbers like that are not just for bragging rights. They are proof that the systems we are building here work, and they give me a real benchmark for what the second half of this year should look like.
