What Your Buyer’s Agent Is Doing Behind the Scenes in Tulsa

Most buyers think a buyer's agent unlocks doors. That is the part they see. The showing, the tour, the walk-through where someone points out the crown molding and asks if you have any questions.

That is maybe five percent of the job.

The other ninety-five percent happens behind the scenes, before you arrive at the showing and long after you leave it. It happens at the offer table, during the inspection period, through the appraisal process, and sometimes at eleven o'clock at night when something in the transaction threatens to fall apart and someone has to figure out how to save it.

Since the NAR settlement changed how buyer's agent compensation works in 2024, buyers across Tulsa are being asked to sign a buyer broker agreement before they start working with an agent. That agreement formalizes the relationship and the compensation structure. And it has prompted a very reasonable question from buyers who were never asked to think about this before.

What exactly am I paying for?

This post is the answer.

What Changed After the NAR Settlement and What It Means for Tulsa Buyers

How did the NAR settlement change the buyer's agent relationship in Oklahoma?

The NAR settlement that took effect in August 2024 requires buyers to sign a written buyer broker agreement with their agent before touring homes, and it changed how buyer's agent compensation is negotiated and disclosed in real estate transactions across Oklahoma.

Before the settlement, buyer's agent compensation was typically offered by the seller upfront in the MLS and was not subject to negotiation at the contract table. That changed. Compensation is now a conversation that happens between the buyer and their agent before the search begins, and between the seller and the buyer's agent as part of the offer and counteroffer process.

What did not change is the value of having an experienced buyer's agent in your corner. If anything the settlement made that value more visible. Buyers who understand what they are getting are buyers who can make confident decisions about who they choose to work with and why.

At Legacy Realty Advisors we have nine buyer's agents ready to help Tulsa area buyers right now. And before we ever schedule a showing we sit down with every buyer and walk through exactly how compensation works. Our goal in every transaction is to negotiate the seller to pay the full buyer's agent commission so our buyers pay nothing out of pocket for professional representation. That is not a best case scenario. It is the standard we hold ourselves to on behalf of every buyer we represent.

The Real Job of a Buyer's Agent in Tulsa

What does a buyer's agent actually do beyond scheduling showings?

A buyer's agent in the Tulsa market is responsible for pricing analysis, offer strategy, contract negotiation, inspection coordination, appraisal navigation, and transaction management from the first showing all the way through closing day.

Let me walk you through what that actually looks like in a real transaction.

When my buyers and I found 2022 W. Huntsville Court in Broken Arrow this summer, the home was listed as a for sale by owner at $550,000. Before we ever wrote an offer, I ran a comparative market analysis to evaluate whether that price was supportable based on recent closed sales in the area. It was not. The seller was working off a builder's floor plan that showed 2,900 square feet when the actual MLS-verified square footage was 2,260. That difference changed the price per square foot calculation significantly and I knew before my buyers fell in love with the home that the number was not going to hold up through appraisal.

That analysis is not something buyers can do on their own. Zillow estimates and county assessor records do not tell you what an appraiser is going to say when they pull comparable sales. Twenty-five years of market experience and access to real MLS data does.

We passed on the home at $550,000. The seller came back at $500,000. We negotiated a contract at $510,000 with all of the furniture included. Then the appraisal process began and the real work started.

What Happens When a Transaction Gets Complicated

What does a buyer's agent do when an appraisal threatens to kill the deal?

When an appraisal creates a gap between the contract price and the appraised value, an experienced buyer's agent works to find comparable sales that support the value, communicates professionally with the appraiser and lender, and finds creative solutions to keep the transaction moving toward closing.

The VA appraiser on the Huntsville Court transaction reached out to me directly. He was struggling to find comparable sales to support the $510,000 contract price because the home had a pool, a large outdoor living space, and features that made it genuinely unique in its immediate area.

I had three days.

I spent more than an hour researching comparable sales outside the standard search radius. I found three properties that matched on every factor that matters to an appraiser. Pool. Similar square footage. Similar year built. Similar finish level. I sent them directly to the appraiser and three days later he came in at $500,000.

The sellers agreed to hold at $500,000 and include all of the furniture to bridge the remaining gap. My buyers closed on a fully furnished dream home with a pool and a hot tub at the end of a cul-de-sac in Broken Arrow. The sellers retired and hit the road in their camper.

That outcome did not happen because someone unlocked a door. It happened because an experienced agent knew how to find comps under deadline, knew how to communicate professionally with an appraiser, and knew how to structure a creative solution that worked for everyone at the table.

That is what a buyer's agent does.

The Services Buyers Often Do Not Know They Are Getting

What specific services does a Legacy Realty Advisors buyer's agent provide throughout a transaction?

A Legacy Realty Advisors buyer's agent provides pricing analysis, offer strategy, contract writing and negotiation, inspection coordination, appraisal support, lender communication, and closing day preparation as part of representing a buyer from search through settlement.

Here is a more complete picture of what that looks like across a full transaction.

Before you make an offer, your agent runs a comparative market analysis on every home you are serious about. Not an estimate. A real analysis based on what buyers have actually paid for comparable homes in that specific neighborhood in the last 60 to 90 days. That analysis tells you whether the asking price is fair, high, or low and gives you a foundation for your offer strategy.

When you are ready to write an offer, your agent structures it to be competitive without overexposing you. That means knowing when to include an escalation clause, when to waive contingencies and when not to, how to handle earnest money in a way that protects you, and how to write contract terms that give you flexibility without signaling weakness to the seller.

During the inspection period, your agent helps you understand what the inspector found, which items are worth negotiating and which are not, and how to request repairs or credits without blowing up a deal over issues that are normal for a home of that age and price point. Our trusted inspection partner Joey Almazan at Daily Bread Inspections is a Certified Master Inspector who can be reached at https://dailybreadinspections.com or (918) 212-4624.

Through the appraisal and underwriting process, your agent stays in communication with your lender and monitors the transaction for anything that could delay or derail closing. And on closing day your agent reviews the settlement statement, walks you through what you are signing, and makes sure the transaction closes the way it was negotiated.

That is the full scope of what you are getting when you work with a buyer's agent at Legacy Realty Advisors.

Why Having Nine Agents Under One Roof Matters for Tulsa Buyers

One of the advantages of working with Legacy Realty Advisors is that you are not relying on a single agent working alone. We have nine buyer's agents ready to help Tulsa area buyers right now. That means availability when you need to move quickly, collective market knowledge across Tulsa, Broken Arrow, Bixby, Jenks, Owasso, and Midtown, and a team that communicates and collaborates so your transaction never stalls because one person is unavailable.

In a market where homes in desirable neighborhoods can go pending in days, having an agent who can respond quickly and move efficiently is not a luxury. It is the difference between getting the house and missing it.

And when you work with our team, you work with agents who go into every transaction with one goal on your behalf at the commission table. Full seller-paid compensation so you keep more of your money where it belongs. In your pocket and in your new home.

If you are ready to start your home search in the Tulsa area, the first step is a conversation about your goals, your timeline, and your financing. From there we match you with the right agent on our team and build a strategy around what you are actually looking for.

FAQ: What Tulsa Buyers Are Asking About Buyer's Agents Right Now

Do I have to pay my buyer's agent out of pocket in Tulsa?

No. At Legacy Realty Advisors we negotiate the seller to pay the full buyer's agent commission in every transaction so our buyers pay nothing out of pocket for professional representation.

This is one of the most common questions we get since the NAR settlement changed how buyer's agent compensation works. Before the settlement, seller-paid buyer's agent compensation was offered upfront in the MLS. Now it is negotiated at the contract table. That shift created a lot of confusion and no small amount of anxiety for buyers who assumed they would suddenly be writing a check to their agent at closing.

Our answer is simple. We go into every transaction fighting for seller-paid commission. Full stop. It is not a sometimes goal or a best case scenario. It is the standard we hold ourselves to on behalf of every buyer we represent at Legacy Realty Advisors.

Sellers who want serious, qualified buyers understand that covering buyer's agent compensation attracts stronger offers and a larger pool of buyers. That is leverage we use at the negotiating table every time. And before we ever schedule a showing we sit down with every buyer and walk through exactly how compensation works so there are zero surprises at closing.

What is a buyer broker agreement and should I sign one?

A buyer broker agreement is a written contract between a buyer and their agent that outlines the scope of representation, the duration of the relationship, and how the agent will be compensated, and signing one is now required before touring homes under the new NAR settlement rules.

Think of it the way you would think about hiring any other professional. An attorney, a financial advisor, an accountant. You would expect a written agreement that defines the relationship and the fee before work begins. A buyer broker agreement does the same thing. It protects you by clearly defining what your agent is responsible for and it protects your agent by establishing the terms of the relationship before significant time and resources are invested. At Legacy Realty Advisors we walk every buyer through the agreement before we ask them to sign it so you understand exactly what you are committing to.

How do I choose the right buyer's agent in Tulsa?

The right buyer's agent in Tulsa is one with demonstrated experience in the specific neighborhoods and price points you are targeting, a clear process for pricing analysis and offer strategy, and a track record of successfully navigating complicated transactions.

Ask any agent you are considering about a transaction that got difficult and how they handled it. The answer tells you more than any credential or review. At Legacy Realty Advisors our nine buyer's agents bring collective experience across every corner of the Tulsa market and every price point from first-time buyer to luxury. The goal is to match you with the right agent for your specific situation so you have the best possible representation from the first showing to closing day.

3-2-1 Takeaway

3 Things to Remember

  • A buyer's agent does far more than schedule showings. Pricing analysis, offer strategy, appraisal navigation, and transaction management are the core of the job and the part that determines whether you get the house and close on good terms.

  • At Legacy Realty Advisors we go into every transaction with the goal of negotiating full seller-paid commission. Our buyers pay nothing out of pocket for professional representation and that standard never changes regardless of how the market shifts.

  • Nine buyer's agents under one roof means availability, collective market knowledge, and a team approach that keeps your transaction moving even when the process gets complicated.

2 Questions Worth Asking

  • If your transaction hit a complication at the appraisal stage tomorrow, does your buyer's agent have the experience and market knowledge to solve it in three days?

  • Do you fully understand what your buyer broker agreement covers and have you had an honest conversation with your agent about how compensation works before you started touring homes?
