When Tenant Screening Isn't Enough.

Self reminder for Tulsa landlords that tenant screening reduces risk but cannot guarantee a perfect tenant or prevent every rental property challenge.

If you have been following this series, you already know how it ends.

A church gave $5,000. A neighbor gave $6,000. Five months of rent went unpaid. We filed the notice, showed up to the wrong courthouse, navigated a stairwell confrontation, sat through mediation, accepted a settlement, waited for a check that never came, filed for garnishment, and watched it come back empty.

The judgment is still active. The money has not been recovered and the tenants are moving through their lives as if none of it happened.

That is the reality of property management that nobody puts in the brochure.

I am putting it here because you deserve to know what you are actually signing up for when you become a landlord, and what it means to have someone in your corner who has been through it and will not walk away when it gets hard.

The tenants in this case were not obvious risks on paper. They went through a screening process. They had references. They had a story that made sense. They presented themselves in a way that gave no clear signal of what was coming.

That is the part of property management that no system fully solves. You can look at the car. You can check the credit. You can run the background, verify the income, review the eviction history, and have the relationship conversation before the lease is signed. You can do everything right and still end up in a courtroom on the wrong side of a situation that should never have gotten there.

If the situation progresses to court, we show up, we present the documentation, and we pursue every collection option available under Oklahoma law including wage garnishment. We have done this. What if a judgment is uncollectable?

An Oklahoma judgment is valid for five years and can be renewed, which means the obligation does not disappear even when initial collection attempts fail.

If a garnishment comes back empty today, it does not mean the judgment is worthless permanently. If the debtor's financial circumstances change, if they close a real estate transaction, take a new job, or come into funds, a renewed collection attempt becomes possible. The judgment stays active and so do we.
