What Real Estate Success Looks Like Before the Deal

Most days in real estate end without a closed deal. Last Saturday was one of those days for three different people on my team, and every single one of them did everything right. That is not a failure story. That is what this business actually looks like most of the time, and it is worth telling the truth about it.


Sarah's Week of Seeds

Sarah Hoffman is my business partner of four years, and recently earned her real estate license under my mentorship at Legacy Realty Advisors. She is also a certified fitness instructor, and her Saturday started the way most of her days start. Devotions first, then coffee, then off to a gym in Coweta to coach a fitness class before she ever got to real estate work.

The open house she hosted that afternoon was the product of a full week of deliberate effort. She started promoting it on social media Monday. Tuesday she coordinated with her lender and title company to get flyers ordered. Wednesday she posted again and got the flyers printed. Thursday she canvassed the neighborhood in person. Friday she kept prospecting. By Saturday, she had touched that listing almost every day for a week.

More than fifteen people walked through that open house. However, not one prospect provided contact information. No offer got written. Buyers are guarded right now, and plenty of people will tour a house without giving an agent any way to follow up. That is the market we are working in.

On Sunday she was back at it. She did another open house. Maybe that one produces a lead. Maybe it does not. Either way, she keeps showing up.


Steve's Eighteen Houses

Steve Dibbins is one of our top producing agents at Legacy Realty Advisors. This past week I had two out of state clients reach out, and a third came in from New Jersey wanting to buy three houses. I referred that client to Steve and the two of them got to work fast.

Wednesday they looked at roughly eight houses. Thursday, six more. And on Friday, four more. Steve spent countless hours in the car and on the phone with a client who kept looking but could not find exactly the right fit. Saturday, after his own devotions and workout, he got up and did it again.

No offer has been written yet. That can be frustrating for any agent watching the days add up without a signed contract. But Steve has built something that matters just as much as a sale: trust. When this client finally finds the right house, and they will, there is no question who they are calling.


My Own Saturday

My Saturday started with a run that got interrupted before I made it very far. A past client called because their air conditioner had gone out, and on a Saturday in July nobody was available to help. I keep a $500 portable AC unit on hand for exactly this kind of situation. So I rearranged my morning, picked it up from the office, and got it to them.

Then I drove to South Bixby to meet a buyer client by 9:45 that same morning. We covered more than 25 miles across Bixby, Jenks, Tulsa, and Broken Arrow and toured seven houses. We found one my client loved enough to write a full price offer with no contingencies.

A few hours later we found out we lost it.

The winning offer came in $10,000 under list price, but it was all cash. My client had offered $1,000 in earnest money. The other buyer offered $10,000. On an overpriced house, cash wins almost every time because the seller does not have to worry about an appraisal holding up the deal. We did everything right. The structure of the competing offer was simply stronger than anything financing could match at that moment.


What All Three of These Stories Have in Common

Sarah, Steve, and I all did the right things last Saturday. None of us closed anything. That is not the exception in this business. Most days look exactly like this.

If you are an entrepreneur you already know this rhythm. You prospect and prospect and then lose a client to a competitor. Someone stands you up for a meeting. Financing falls through at the last minute. You show up as prepared and as strong as you know how to be and you still do not win every time.

Galatians 6:9 says not to grow weary in doing good, because in due season we will reap a harvest if we do not give up. That is not a slogan. It is a description of how this business actually works. Every open house, every showing, every client you help even when it is not technically your job, moves you closer to a yes even when the day itself ends in a no.

The seeds you plant on the days nothing closes are the ones that become the harvest later. That is the work nobody sees. It is also the work that determines everything.

  • A full week of consistent marketing and prospecting does not guarantee a lead, and that does not mean the work failed. The pattern you build over months is what produces results, not any single day or any single open house.

  • Trust built with a client over multiple showings, even without an offer yet, is what earns their business when they are finally ready to move. Steve's client will call Steve. That relationship was worth every mile.

  • Losing a multiple offer situation often comes down to structure, cash versus financing, earnest money amount, appraisal gap coverage, not effort or preparation. Understanding what you are competing against before you write an offer changes how you position it.

  • Am I measuring my progress by one outcome, or by the pattern I am building month over month?
